Game is locking up, failing to load, stalling...

This is an example of graphics failing to load.  Only way to fix is shutting down and restarting

This has been an ongoing issue for over a year but frequency of slowdowns, lock-ups, failure to load, response lags are getting worse all the time.  This is making the game nearly unplayable.
